The Government has delayed the start of HIP’s
The Government has delayed the start of HIP’s from 1st June to the 1st August. This was done because of the shortage of Energy Assessors who will be preparing the Energy Performance Certificates. These being a necessary part of the HIP’s.
Energy Performance Certificates will now be in force for twelve months instead of the original three months.
The marketing of properties will be able to be done as soon as an HIP has been applied for rather than when it’s completed.
The HIP’s will begin in August but only for houses with four or more bedrooms. These houses now seem to be on the market as a three bedroom house plus study.
Smaller houses will eventually require a HIP but when this is to begin has yet to be decided.
The Law Society have asked the Government to look into other options for the HIP’s allowing conveyancing to be quick and easy and without the added expenditure incurred by HIP’s. Time will tell if the Government are willing to consider any other procedures.
