Buy to let mortgages have risen massively, from 29,000 in 1998 to 850,000 in 20006 and is now ll% of the UK mortgage market. A sum of £38.4bn was lent to this sector in 2006.

Mortgages for buy to let borrowers is still a specialised area and this should always be remembered.

During the last thirty to forty years the household structure has changed, the divorce rate is significantly higher, more single people are choosing to move into their own accommodation. During this time the number of student lets have also grown and the UK has a large number of immigrants all requiring properties to rent these factors all constitute a rise in the number of properties required.

The buy to let market has the opportunity to double in the next three years as a further 2% plan to buy properties to let within that time.

This market is no longer confined to the specialist landlord as many are now entering with a view to providing themselves with a pension and it’s an investment that’s understood.

If house prices were to fall, then it is likely more landlords would buy property.

It seems unlikely that interest rises will go much higher than 6% so its improbable that many landlords would sell up especially when they can see how good the buy to let arrears are.
